Warehouse Space?

topic posted Thu, June 9, 2005 - 9:49 PM by  Whatley
I'm moving back to Houston from San Francisco and would like to rent either an entire warehouse or a space within one (depending on cost) in town. Central / Downtown area (I don't care how ghetto) or south of there is best.
Any of ya'll know of something out there?

Much appreciated

Wiese Properties owns a lot of the art warehouse spaces in Houston. This is just second hand, but I've been strongly advised not to lease from Wiese, because several of the art warehouses have had severe problems with that landlord.

While I haven't leased from Wiese recently, I did about four or five years ago, and my problems weren't with Wiese, but an agent working for him [who no longer does], and my problem wasn't the largest -- he agreed to hold a particular unit for a week while I came up with the deposit, signed an "unaddressed lease" (I was young then =) then called the next day and said if I didn't give him the deposit right away, he'd lease it to someone else. Of course, I couldn't give him the money on that day, so he did. And I ended up leasing a smaller unit. I quickly moved out when my lease was up and they decided to add 30% to the rent.

Make sure you shop around, Wiese will be happy to charge you $1,200/mo for a warehouse 10' from three railroad tracks. Doesn't sound so bad when you look at it, but when you realize those tracks run constantly at night, they're not worth what they're asking.

If you're just looking for work space, and not to live in there as well, there are dozens of office parks around town (not in downtown, alas) that offer reasonably sized commercial warehouse units for about $400-$800/mo.
